All of our apartments come fully furnished. This includes the couch, sofa chair, coffee table, entertainment stand, end and end table in your kitchen; dining room table and chairs (number of chairs is dependent upon how many beds are in the unit) in the dining area; bed, mattress, computer desk, chair and dresser in the bedroom. Appliances included within the kitchen are the refrigerator, freezer, microwave, stove, oven and dishwasher.
We recommend all kitchenware, including utensils, dinnerware, pots and pans, etc. Don’t forget to bring your own cleaning items such as a vacuum, mop, and some of your other favorite cleaning supplies. In your bedroom you will need all of your personal bedding (XL FULL Size or Queen), pillows, clothes hangers, etc. For your bathroom, we provide the shower rod but do not provide the curtain or shower liner. Forget something on your list? Don’t stress, we are located right across the street from a Target store!
Once you move in, you will be activated to receive text messages from our internal communication system. You can opt out of this at any time by contacting us or replying “Stop” to your most recent received text. You and your roommates are responsible for setting up and paying gas and electric accounts for your unit. If you are looking for a less stressful option, we recommend using an outside company called “SimpleBills”. SimpleBills will bill each individual roommate their portion of the full unit’s bill, to which you can include your PG&E, Smud and any additional accounts you may have. It takes the hassle out of asking your roommate for his or her portion of the gas and electric bill. Visit their website for more information at or call 254-230-0199.
Rent is LATE on the 5th and a$75.00 late fee is charged to the residents’ account. There will be a $35 charge, plus late fees, for any returned check. We accept the following form of payments: personal check, cashier’s check, money order, online, or credit card. Online reoccurring payments set up through checking accounts are free of charge. There is a $2.50 fee for a one-time online payment. You may also pay by credit card in the office (Visa, MasterCard and Discover accepted) with a 3% convenience fee. This charge covers your cable, internet, water, sewage and trash for the corresponding monthly installment.
The amount of the lease is divided by 12 to create equal monthly installments. The 1st installment is due August 1, 2015, and must be paid before move-in. The lease ending date is July 31, 2016.
You must move into the bedroom you have been assigned to on your lease and you are responsible for the condition of that room. All transfers (from one room assignment to another) must have prior approval by management and a $350.00 fee will be assessed. All lease reassignments must follow procedures outlined in the lease addendum, see the “Replacement of Resident” section for reference.

After hours lock-out fee: $75 for your first occurrence.

Any car without a resident or visitor parking permit will be towed at owner's expense. Future resident parking will be monitored on a daily basis. Any vehicles that are not here for a community visit in the future resident spots will be towed.
